As of October 12, 2026, no RealPage settlement payout date has been announced, and the official site says there will be no payments at this time. The $359,925,000 fund still needs final approval — the fairness hearing is October 15, 2026 — and the court-filed plan says money may be held until the case against the remaining defendants ends. This page covers only the money; for who qualifies and how to file, see our RealPage settlement overview.

Why No RealPage Payments Have Gone Out
Three separate conditions stand between the fund and your bank account, and all three come from the court filings, not from guesswork.
1. Final approval. The settlements were preliminarily approved on May 22, 2026. Until the court grants final approval, the official site says plainly: “There will be no payments at this time.”
2. The Effective Date and claims processing. The proposed Plan of Allocation says a request to distribute money comes “at the earliest” after the Effective Date of the settlements and after claims processing has been completed. Claims are accepted until January 29, 2027, so processing cannot finish before then. The Greystar agreement, for example, says the fund “shall not be distributed before the Effective Date occurs.”
3. The rest of the lawsuit. This is the part most people miss. The Plan says no distribution will occur now because these settlements do not resolve the claims against all defendants, and “litigation is continuing against certain remaining Defendants.” Class counsel “may, in their discretion, elect to defer distribution” until those claims are resolved, to make one consolidated payment. The notice itself says the Net Settlement Fund will be distributed “at the conclusion of the lawsuit or as ordered by the Court.” Even then, payment needs a court order authorizing distribution.
Case Details
The settlements are in In re RealPage, Inc., Rental Software Antitrust Litigation (No. II), No. 3:23-md-03071, MDL No. 3071, in the U.S. District Court for the Middle District of Tennessee, Nashville Division, before Judge Waverly D. Crenshaw, Jr. The court-appointed Settlement Administrator is Angeion Group, LLC. The fairness hearing is set for October 15, 2026 at 1:00 p.m. CT in Courtroom 5D of the federal courthouse in Nashville; the notice warns the date and time may change without further notice. Official site: RealPageRentalSettlement.com.
A separate case — the Justice Department's suit, United States v. RealPage, Inc., No. 1:24-cv-710 in the Middle District of North Carolina — ended against RealPage with a Final Judgment on May 19, 2026. That judgment governs RealPage's conduct; renters' money comes only from the class settlements described here.
Status as of October 12, 2026: Approved Only Preliminarily, Claims Open
Two open items could affect timing. First, certain state attorneys general, including those of D.C. and Kentucky, appealed to the Sixth Circuit from orders tied to the preliminary approval; Mid-America Apartment Communities reported in its quarterly filing for the period ended June 30, 2026 that “the appeal remains pending.” Second, the case continues against the non-settling defendants — plaintiffs filed a motion for class certification against them on October 2, 2026.
Some money is already in escrow: Mid-America, for example, reported paying its $53.0 million share in two $26.5 million installments in March and May 2026. Being in escrow is not the same as being payable.
Don't miss the claim deadline
Claims are due by January 29, 2027. We'll email you 7 days and 1 day before the deadline.
Who Gets Paid: Only People Who File a Claim
Nobody is paid automatically. The official site states: “Submitting a claim is the only way to be eligible to receive payment from Settlements.” Getting a notice, or living in a building on the Property List, is not enough on its own.
The deadline is 11:59 p.m. EST on January 29, 2027, online or received by mail. Online filers get an electronic confirmation receipt — keep it, along with your Notice ID if your notice had one. Those two items are what the administrator needs when you ask about your claim later.
Filing is free. The site says you do not need to sign up with or pay another attorney, company or individual to file. Who belongs in the class and what proof of rent is accepted is covered on our main RealPage page.
RealPage Settlement Amount Per Person: What Is Known
What is fixed:
• Total fund: $359,925,000, before deductions.
• Requested deductions (motion filed July 28, 2026, not yet ruled on): attorneys' fees of $119,975,000 (one-third), expenses of $14,674,964.91, a $3,500,000 future-litigation fund and $10,000 service awards for each of ten named plaintiffs, plus taxes and administration costs.
• Formula: your share is pro rata, based on rent you paid at a RealPage-licensed property during the class period, weighted by an estimated overcharge for your metro area. Those estimates range from 2% to 13%; properties outside the listed metro areas use 2%.
• Floor: anyone whose calculated share is below $10.00 receives a minimum payment of $10.00.
What that means in practice: renters who paid more rent, for longer, in high-overcharge metros get larger shares. The final per-person number depends on how many valid claims are filed by January 29, 2027 and on what the court approves — which is why no honest figure exists yet.
How cases like this one end
Our copy of the federal courts’ own case database covers 6,924 antitrust casesclosed in U.S. federal district courts between 2015 and 2026, 37.3% of them filed as class actions:
- 19.1% ended in a settlement recorded by the court. Another 14.5% were dismissed voluntarily, which often follows a private settlement — so the real settlement share sits between 19.1% and 33.6%.
- 11.4% were decided on a motion before any trial.
- 1 in 119 reached a trial (0.8%), after a median of 37.1 months.
- Median time from filing to the end of the case: 11.9 months.
- Almost none record a money award in this data (33 of 6,924), and the recorded figures are capped, so we do not publish an average.

Three RealPage Payout Traps
A large fund, a long wait and no payment date is the setting these schemes rely on:
“Your RealPage payment is ready” messages
No distribution has been authorized by the court. Any text or email saying your RealPage payment is waiting — especially one asking for bank login details or a release fee — is false today. The official site lists its contact addresses at RealPageRentalSettlement.com, so check there before clicking anything.
Claim services that take a cut
Filing is free. The official site warns that you do not need to sign up with or pay another attorney, company or individual to file. A service that files for you may take part of your eventual payment.
Being opted out without knowing it
The court ordered a supplemental notice after concerns that people were being excluded without understanding it. An exclusion means no settlement money. If someone offered to “handle” your RealPage claim, confirm your status directly with the administrator.
RealPage Settlement Payout — Questions People Ask
When will RealPage settlement payments be sent?
No date has been announced as of October 12, 2026. Payment requires final approval (hearing set for October 15, 2026), the Effective Date, completion of claims processing after the January 29, 2027 deadline, and a court order authorizing distribution. Class counsel may also wait until the claims against the remaining defendants are resolved.
What is the RealPage settlement amount per person?
Not known. The official notice says it is not known whether, or how much, each class member will receive. Shares are pro rata by rent paid, adjusted for a metro-area overcharge estimate of 2% to 13%, with a $10.00 minimum. Any per-person figure online is an estimate.
How much is the total RealPage settlement amount?
$359,925,000 across the settling property owners and managers. Fees, expenses, service awards, taxes and administration costs come out first; class counsel has asked for $119,975,000 in fees. What remains — the Net Settlement Fund — is divided among approved claimants.
Do I get paid automatically if I rented at a listed property?
No. Only people who submit a valid claim by 11:59 p.m. EST on January 29, 2027 can be paid. Receiving a notice does not mean you are in the class or will be paid.
RealPage payments settlement: will money come by check, PayPal or Zelle?
The payment method has not been announced. The claim form we reviewed does not offer PayPal, Venmo or Zelle choices, and the Plan of Allocation refers to distribution checks. Watch the official site for the method when distribution is authorized.
How do I check the status of my RealPage claim?
Contact Angeion, the Settlement Administrator: toll-free 1-888-995-4213, info@RealPageRentalSettlement.com, or RealPage Rental Software Litigation, Settlement Administrator, P.O. Box 59, East Brunswick, NJ 08816-9998. Have your Notice ID or online confirmation receipt ready.
Is the RealPage lawsuit legit?
Yes. The settlements are part of a federal case, No. 3:23-md-03071 in the Middle District of Tennessee, and RealPageRentalSettlement.com is the court-authorized site. Separately, the Justice Department's case against RealPage ended with a Final Judgment on May 19, 2026 that sets conduct rules; it is not a payment program for renters.
What happens to uncashed checks and leftover money?
Under the proposed Plan of Allocation, money left from uncashed checks or returned payments is redistributed to claimants who cashed their first payment, if economically feasible and the share is at least $10.00. Whatever remains then goes to a court-approved charity (cy pres). None of the money goes back to the settling defendants.
Separate from this case: were you injured in the last 2 years?
Class-action payouts are fixed amounts through an administrator. A personal injury claim is a different case — and often worth far more. Free estimate, no obligation.
