The answer: approved on October 15, 2026, but no payment date
Judge Waverly D. Crenshaw, Jr. held the Fairness Hearing on October 15, 2026 and signed the Final Approval Order and Judgment (Doc. No. 1619) the same day. The docket entry reads: “This matter came before the Court for a Fairness Hearing on October 15, 2026 … on Plaintiffs Motion for Final Approval of Settlements (Doc. No. 1552). For the reasons stated in the Final Approval Order and Judgment, the motion is GRANTED.”
That approval covers both rounds of landlord settlements. The first round was 26 settlements with 27 Settling Defendants, totaling $141,800,000, preliminarily approved on November 21, 2025. The second was 11 settlements with 14 Settling Defendants, totaling $218,125,000, preliminarily approved on May 22, 2026. In the court’s words, “Together, the Settlements resolve the claims against 41 Settling Defendants for $359,925,000 in cash, together with cooperation and other non-monetary relief.” The judge also entered final judgment under Rule 54(b), dismissing the claims against those 41 companies with prejudice.
What the order did not do is set a payout date. If you searched for the realpage payout date settlement payment date, the court record has none as of October 16, 2026. The court-approved Plan of Allocation says “no payments will be distributed to Authorized Claimants until distribution is authorized by the Court,” and no such order is on the docket. Our RealPage settlement payout date tracker is updated as the record changes.
What is the RealPage lawsuit settlement?
It is a group of class action settlements in In re RealPage, Inc., Rental Software Antitrust Litigation (No. II), Case No. 3:23-md-03071, in the U.S. District Court for the Middle District of Tennessee. Renters alleged that landlords and property managers used RealPage’s pricing software to “fix and inflate the price of multifamily rental housing.” The Settling Defendants deny all wrongdoing, and the official site says “The Court has not decided who is right or wrong.”
The class covers people and businesses who paid rent on a multifamily lease, on a property licensed for RealPage’s revenue management software, at any time from October 18, 2018 through November 21, 2025. The companies that settled include Greystar, Equity Residential, Camden Property Trust and Mid-America Apartment Communities. RealPage itself is not on the list of Settling Defendants. The landlords also agreed “not to provide nonpublic data to RealPage for use in competitor pricing recommendations” and to cooperate “as the case proceeds against the remaining Defendants who have not settled.”
Who gets money, and how much
Only renters who file a valid claim can be paid. The notice says you are eligible “only if you rented a unit on the Property List” on the settlement website. Nobody can tell you an amount today: “At this time, it is not known whether, or precisely how much, each Settlement Class Member will receive from the Net Settlement Fund or when payments will be made.”
The formula is set out. Each approved claim gets a pro rata share based on rent paid at a qualifying property, adjusted by an estimated overcharge for that metro area: 2% to 13% across 47 metro areas (CBSAs) and 2% everywhere else. Anyone whose share works out below $10 receives a $10 minimum payment. The more rent you paid at a listed property in a high-overcharge market, the larger your share.
Lawyers and costs come out first. In a separate order on October 15, 2026 (Doc. No. 1617), the judge granted class counsel’s fee motion (Doc. No. 1475). That motion asked for $119,975,000 in attorneys’ fees (one-third of the fund), $14,674,964.91 in litigation expenses, a $3,500,000 fund for future litigation costs, and a $10,000 service award for each named plaintiff. The docket summary says only that the motion “is GRANTED”; we have not read the signed order.
What you need to do, and by when
The claim deadline is January 29, 2027. Claims must be “submitted online through the Settlement Website or received by 11:59 p.m. EST on January 29, 2027.” Final approval does not change that, and filing a claim is the only way to get paid. You can file at RealPageRentalSettlement.com, or ask the administrator to mail or email a claim form: toll-free 1-888-995-4213, info@RealPageRentalSettlement.com.
The deadline to opt out or object was reset from September 1, 2026 to September 22, 2026, and it has passed. If you did nothing, you are in the class and bound by the settlements, so you can still file a claim. Because of the Injunction Order of October 15, 2026 (Doc. No. 1618), class members may not pursue the released claims against the Settling Defendants in any other court until the settlements take effect.
Is a RealPage settlement email real or a scam?
The official site is RealPageRentalSettlement.com, run by the court-appointed administrator, Angeion Group. The site warns in capitals: “YOU DO NOT NEED TO SIGN UP OR PAY ANOTHER ATTORNEY, COMPANY OR INDIVIDUAL TO FILE A CLAIM.” Before final approval the court was concerned enough about one law firm’s messages to class members that it ordered a supplemental notice. It cited “grave concerns that potential class members have received erroneous information concerning the settlements.”
No distribution has been authorized as of October 16, 2026. That means any message saying your RealPage payment is ready, or asking for a fee or bank details to release it, does not match the court record. A reminder to file your claim before January 29, 2027 can be genuine, but check it by going to the official site directly instead of clicking the link. As of October 16, 2026, the site had not been updated with the result and still says “There will be no payments at this time.”
What happens next
The sources give these dated steps and conditions, in order:
- January 29, 2027 — claim deadline (online, or received by mail by 11:59 p.m. EST).
- The Effective Date. Under the Plan of Allocation, this comes when “the time for appeal … has expired” or, if anyone appeals, when approval has been “affirmed in their entirety by the court of last resort.” No date has been set.
- A distribution motion. Class counsel will ask the court to authorize payments “at the earliest … after the Effective Date of the Settlements and after claims processing has been completed.” No date has been set.
Class counsel “may, in their discretion, elect to defer distribution until the resolution of claims against the remaining Defendants in order to permit a single, consolidated distribution.” RealPage and the other non-settling defendants are still in the case. Five state attorneys general, from the District of Columbia, Kansas, Maryland, New Jersey and Washington, objected to the settlements. They had already filed a notice of appeal on July 21, 2026 from the court’s May 22, 2026 orders. On October 9, 2026 (Doc. No. 1588), the judge denied their motion to intervene and invited them to the hearing as amici curiae. We did not find a court filing that sets a payment date.
How this fits: the DOJ deal is a different case
Many searches mix this up with the U.S. Justice Department’s own case against RealPage. The DOJ sued in August 2024, and the proposed settlement announced on November 24, 2025 is about how RealPage uses data. According to Real Estate News, “There are no financial penalties or damages in the proposed agreement.” Renters get no money from the DOJ deal. Money for renters comes from the private class action, through a claim filed at RealPageRentalSettlement.com.
The settlement drew a small number of objections from renters. In its pre-hearing filing, class counsel reported that of more than 7 million notices delivered, “only six have objected and 1,456 have requested exclusion.” Most of those exclusions came from clients of a single law firm, and counsel said the exclusion count may decrease. For every date in the case, see our RealPage settlement payout date tracker.
